Even with all my experience in the Real Estate industry there is typical home maintenance that I forget about as a homeowner! As the summer heat begins to soften, and we are finally able to step outside without melting, our homes need a little TLC before the holidays roll in. Think of this as your “fall tune-up” list: practical, easy, and maybe even a little fun.
1. Clear Debris from Gutters & Downspouts
Leaves, twigs, and the occasional rogue frisbee love to clog up gutters this time of year. A blocked gutter doesn’t just look bad, it can send water straight to your foundation (and trust me, your foundation won’t appreciate it). Clean them out, and if you want to avoid climbing ladders every season, consider gutter guards.
2. Service Your HVAC & Change Filters
THIS SHOULD BE DONE TWICE A YEAR! Your AC worked overtime this summer, and now it’s about to take its fall nap. Give it a break by swapping the air filter and scheduling a quick tune-up. Bonus: clean filters mean fewer sneezes and less dust bunnies doing the cha-cha in your living room.
3. Reverse Ceiling Fan Direction
Yes, your ceiling fan can spin both ways, who knew? Flip the switch so it runs clockwise on low. This pushes warm air back down where you can actually feel it instead of letting it all hang out near the ceiling. It’s the cheapest heating hack you’ll ever find.
4. Tend to Your Lawn, Trees & Shrubs
You know we all want that green lawn come spring! Fall is an excellent time to aerate, fertilize, or reseed your lawn, root systems are rejuvenated, setting the foundation for spring vibrancy. Trim overhanging or dead branches around the house to prevent damage during weather swings.
5. Inspect Exterior Siding & Touch Up Paint
A quick rinse of your home’s exterior keeps grime and mildew in check. Touch up any peeling paint while you’re at it, think of it as giving your house a mini facelift. Curb appeal boost? Check. Protection from weather? Double check.
6. Go Above & Beyond
- Recaulk windows & refresh weatherstrips to secure efficiency is heating/cooling.
- Call Roofer to make sure there are no torn shingles.
- Prep that backyard space & get the grill ready!
Fall in South Texas is all about enjoying the cooler weather, football, and maybe a chili cook-off or two. Knock out these simple maintenance tasks now, and your home will be just as ready as you are for sweater weather (or at least “light jacket in the morning” weather).
